Some Help With Getting The Best Mortgage

Before you begin filling out the boring paperwork, check your credit rating. If there are any problems with your credit, you can take a little time to fix them before you start checking out mortgage deals.

If your credit rating is bad, you can take steps to improve it. This is a bureaucratic chore, but can save you hundreds, if not thousands of pounds.

Getting a mortgage is so stressful, and getting a house so desirable, that people want to get it over with quickly. So they sign up to bad deals. Then their marriage breaks down two years later. The drip-drip effect having no money at the end of the month is quietly corrosive.

Improve your credit-rating. Find out what it is at Equifax, Experian, TransUnion and/or CallCredit. Lenders may access them all. Then do the following:

- Make sure you are on the electoral register.

- Satisfy liens and public judgements, such as in the County Court (CCJs).

- Correct errors, including erasing judgements older than seven years. Paid-off debts can be legitimately recorded up to seven years after settlement.

- Close unneeded accounts. Close them off _slowly_, not all at once. Keep only two credit cards. These should include your oldest card, as that has the longest credit history associated with it.

- Pay off credit cards. Keep balances low, and paid off on time.

- Open a savings account at your bank.

- Keep your debt low; below 75% of available credit.

- Build a good payment history. Pay your bills on time!

Then do something unusual; go for a walk in a green area and think over whether you need a mortgage at all.

Some options are:

Self-build: Are you up for the challenge of building your own home? If you have a site, you can put a 'kit house' on it. This is one whose design has been tried and tested, and which can be put up quickly. There are innovations coming out in house building all the time; consider taking advantage of them, and saving some money.

Buying and letting: Buy a place, do the minimum to tart it up, and rent out a room. You need to watch out for taxation of the rental income, but it could get you a bigger place, or a smaller place paid-off faster.

Buy At Auction: This is a popular idea, but problematical in practice. You have to factor in the auctioneer's fees, and the phenomenon of 'auction fever'; some newbies get very excited at an auction. They bid way over the value of the property. Also, hardened auction-goers buy houses the way you or I buy a pair of shoes. They buy 'em, tart 'em up, then flip them on, often for quite a small profit. This makes for tough competition.

It's best to get pally with an estate agent, and take your time. These guys get wind of the best deals, and notify their friends first. You might get lucky, and get a great house, at a good price, from someone who has to sell in a hurry.

Set Yourself A Set Of Forex Trading Rules And Stick To Them

One of the biggest problems for the new Forex trader (and quite a few experienced traders) is that they are no real rules to Forex trading. Now in some ways that's one of the beauties of forex trading and it's nice to have the freedom to trade when you want to, to enter and exit positions whenever you feel like it, to increase or decrease an existing position and simply not to trade at all if you don't feel like it.

But within this freedom there also lies considerable danger.

No matter what we do in life there is no doubt that we do much better if we have a clear objective in mind and a roadmap to get us there. However, even though having a road to follow is essential, it is also important that we have a set of rules to follow to keep us on that road and to stop us from taking a wrong turning and ending up heading off course or driving up a dead end road.

In Forex trading there's no doubt at all that traders who follow a strict set of rules meet with far greater success than those who simply 'wing it'. Also, if you speak to traders who do follow a set of rules they'll tell you that, nine times out ten, when they have a bad day it's because they don't follow the rules and, when they have a good day, it's because they stick to them like glue.

The problem is that, since Forex trading doesn't really have any rules, you have to create a set of rules for yourself.

Now exactly what rules you will lay down for yourself will depend very much on your own trading plan and your rules will need to be reviewed whenever you update your plan - which you should do on a regular basis. So what sort of rules are we looking at?

Well, you might for example decide that you will never enter a trade without ensuring that you have a stop loss order in place. You might also decide that you will only enter a trade if certain analytical conditions are met. In other words, you will not enter a trade simply because you have a feeling about it, but will only do so if the numbers tell you that you should do so. In addition, you might decide when you are in a profitable trade you will move your stop when your profit reaches a pre-determined level in order to protect your position.

These are just a few ideas and your own list will need to meet your own particular trading strategy. However, whatever shape your list takes and however long or short it is, it is vitally important that you draw up a list, having thought about it very carefully, and that you then stick to it and also review it at regular intervals.

Whatever Happened to Muscle Cars, Classics, and Hotrods?

Whatever happened to the good old muscle car? You know what happened to them, the imports took over!

Back years ago you could find what is now considered a classic on every street corner. These days when you stop at a red light you see a Honda, Toyota, or some sort of American made car that should say Honda or Toyota! People have sure changed, and for the most part it's not good for us hotrodders. Young teenagers used to get excited about taking out dads Camaro, Mustang, or Cuda, nowadays they're excited to take out the 4-door Civic. In case you youngsters didn't know, a 4-door Honda Civic is not a fast muscle car, nor will it beat one in the ¼ mile. So what do they do to make their car "faster"? They put a 6" exhaust tip, and fiberglass hood on it and fly around making as much buzzing noise as they can!!!

As if that were not bad enough, car manufacturers like GM discontinue cars like the Camaro and Firebird and come out with cars like the Cobalt. Did you know they sell the Cobalt with factory "hop-ups" so you don't have to do the work of making it look and sound ridiculous? Just look at the Chevy Impala, does that even resemble an Impala? The only cars GM has that are even remotely quick are the over priced Corvette and the GTO, which is not too bad. I applaud Ford for continuing to make Mustangs, and Dodge for bringing back the Charger, but is that all you got? I'll never understand Americans who continue to buy these "imports", and spend time working on them, just to make them uglier than they already are and probably slower. I don't intend to criticize anyone, but if I did too bad.

Sneak Up On Your Competition

Dear Internet marketers:

After going through a couple of months of frustration, I finally came up with ways to sneak up on my competition. I thought I would save you a lot of time, money and hard work and share, my experiance with you.

First allow me to state a fact:

Success = Commitment = Time + Money.

Think about it. If money is an issue then time increases to have success increase. Or, if Time is an issue, then money needs to be spent to maintain a path to success. The ideal commitment would be to have an equal mix of both Time and Money.

Here is another fact.

Something for nothing = nothing.

Please allow me explain. If you receive a no cost offer, and make no attempt to investigate, and learn more about how it will benefit you, you have no commitment and nothing for joining. In other words, read training tips. Set up your account so it is functioning properly.

You just made a commitment. You have at least invested something valuable, your time. Now you have something.

Now build on that.

Make a commitment to promote your opportunity. Start your traffic flowing and begin recruiting to have an income. If money is the issue, invest more time with email campaigns that are designed well and SPAM free.

Now the sneak attack!

Drive traffic to your alfiliate URL or website. Use the following:

Traffic Exchanges, Banner Exchanges, Link Exchanges, (if you have our own site and control its contents). Write articles, (make sure they have your opportunity link in them.) then, publish them to the internet.

Now you really did something and your commitment increased considerably, without spending a dime, but by investing a considerable amount of time. Your investment just became substantially more valuable.

My company is in any major Search Engine. By using that keyword people can find out just about everything there is to know about my company, including my links to the Opportunity I am promoting. But, that is not a common Keyword. I need to let people know aboutit, so again in all contact information, mentioned above, I include a note in my signature that says:

Site submission is uncontrolled chaos. No one, and I mean NO ONE knows what GOOGLE thinks. Employees of GOOGLE dont know how they evaluate sites for ranking. Promises of top search engine ranking in 10 days is are expensive to initiate, and you may get ranked by some obscure KEYWORD that no one uses.

I thought about that for awhile and came up with a solution.

Back to Branding.

Become COKE, PEPSI, FORD, CHEVROLET, etc. BRAND your product, service, or website, and use your BRAND name everywhere; your ads, email, website, submissions, keywords. Gain recognition and Internet visibility.

This is a slow process, but it WORKS! In about 30 to 60 days you should have top page listing for YOUR BRAND. During that waiting process get prepared for traffic. Upgrade your membership in the Opportunity(s) you are involved with. That way you will start earning an income which will exceed the cost.

I also designed my own logo, (good bad or indifferent). I use my logo in every ad, every newsletter, anywhere I can. I am there, in #1 spot, and in some cases, thetop first 10 positions or more. I have no keyword competition, no keyword bidding, just on going site submission., and exploding traffic.

My site stats now show over 30% of my traffic comes from my brand name. That traffic has more than doubled month to month for the last three months.

Steps To Properly Hire A Contractor

1.Ask for recommendations. If you have friends, co-workers, or family members who have had a positive experience with their contractor, ask them for recommendations. You can also contact the National Building Association of the Remodeling Industry for members in your area.

2.Interview. You will also want to conduct interviews of your prospective contractors. Most often, these will take place over the phone. Questions to ask include the following: What size projects do you take on? Do you have financial reference from material suppliers or from banks? Can you provide referrals/lists from previous clients? How many projects are you currently working on now? These questions are important to ask and will give you a general idea about how smoothly the project will run and whether or not they are reliable.

3.Meet the prospective contractors in person. Once you have narrowed down a few potential contractors, meet with them in person to talk more and to get an estimate. There are a number of things you should be aware of in this meeting. The contractor should be able to answer all of your questions. In addition, it's important to make sure you communicate effectively and are comfortable with your contractor.

4.Check up on references and job sites. Use the list of references and former clients and call them up. Ask them how the project went and whether or not their home was completed on time. See if you can drop by and see the work. In addition, you may want to visit current job sites and see that the job site is safe, orderly, and that the workers are treating the materials and property in a respectful and careful manner. You will also want to look up your contractor on the Better Business Bureau and see if he has any disputes or claims filed against him.

5.Get bids. Once you have narrowed it down further to one or two potential contractors, start to deal with your project. Meet with the contractor with blueprints as well as to discuss what you want from the project and what your budget is. Ask the prospective contractors to break down the costs into materials, labor, and other expenses. This makes it easier to compare your bids.

6.Discuss payment plans and schedules. How your contractor deals with finances can also tell you where he stands financially. Typically, large projects start with 10 percent when the contract is signed, then three payments of 25 percent over the duration of the project. The final 15% comes at the end of the project.

7.Get a contract. It's very important to have all terms put into writing. This includes the payment schedule, proof of insurance, projected start and completion dates, specific materials to be used, and so forth.

The contractor is one of the most important people in your homebuilding experience, so it's important to pick an ethical one who will help you build your home. Carefully interview prospective contractors before hiring them to help ensure the successful completion of your home.

Don't Get Caught In The Efficiency Trap

Okay, I'm going to start off by talking bad about a Toyota dealer, so before we get into it, let's make a couple of things clear. I own a Toyota Prius and love it! From what I have seen, I would probably enjoy owning almost any Toyota vehicle. However, not all Toyota dealers are created equal, and I have run into one low-life, scumbag, bait and switch dealer in North Dallas, but that has been the exception rather than the rule.

The other Toyota dealers I have dealt with have all been courteous, service oriented, up to date technologically, and efficient. Therein lies the rub, as Bill Shakespeare would say. Sometimes even these great organizations get so caught up in their grand scheme of operations that they lose sight of how to do the simple things.

Years ago, some coworkers and I used to have a motto of sorts. It was something like; "Work tends to expand to occupy the time and resources committed to it." That seems to be what has happened to such things as "labor saving devices", paperless record keeping and the like.

This was brought to mind today when I took my Prius in for an oil change. After it was completed and I got my paperwork, prepared by a computer, by the way, I had to take the paperwork to a cashier so she could take payment. That's not the bad part. While standing at the cashier's desk, I noticed a bin of ice scrapers. We had had an ice storm the night before and more was expected, and, having recently moved, my ice scraper was resting safe and warm in a box...somewhere.

In a blistering fit of ignorance, I picked up an ice scraper, priced $1.69, and said, nostalgic fool that I am, "Add this on there, please." I always say "please" and "thank you", just like mama and daddy taught me. Despite my cheerful courteousness, the young lady looked at me blankly for a moment. I'll skip the ensuing conversation. The upshot was that I had to take the ice scraper to the parts department, where they created a sales ticket within the computer system, which they then printed up a paper copy of, so that I could carry it back to the cashier, so that I could pay her the $1.69 plus tax. To create the sales ticket in the parts department, they needed my name. I guess that was necessary to meet homeland security requirements, or something.

I had the exact change and was willing to lay it on the counter and take my ice scraper and go. However, systems and procedures must be followed, and a transaction between two humans without a computerized intermediary is unthinkable to some people.

Years ago, I worked in an office with a very small, very slow copy machine with a very limited capacity and capability. We did quite well. Shortly after that, we got a much better copy machine. It was faster and was able to do tricks, like two-sided copies, color copies, and the like. Suddenly, a need developed for more copies and the color capability was exploited to the max. Despite the greater speed of the new machine, the new requirements and uses wound up taking more time than with the old clunky piece of junk.

I use a lot of online bill paying and I use Microsoft Money to keep track of my financial activities, but, to tell the truth, sometimes I get a little misty-eyed for the good old days...you know, you wrote down the check number, the date, how much the check was for, and who it was made out to, and knew exactly how much was in your bank account at any given time. Once a week you sat down, wrote checks out for all the bills, balanced your checkbook and were done.

I guess I can't say much about the Toyota dealer. Looks like I fell into the same efficiency trap he did.
